Cooling load reduction for high-rises is a necessity for further developement for the densification of urban areas. This study describest the approach for HVAC cooling reduction potential for tall-office buildings in Singapore. Via passive ventilation strategies and adaptive thermal comfort the comfort temperature is increased what leads to a lower cooling consumption. Relative humdity, outdoor temperature and wind are defining the demand and cooling load potential. The design is a unitized facade unit with two components, wind and chimney component, to optimal benefit from outdoor condtions limited by vertical temperature gradient, urban canyon and local office climate of Singapore
